Comment for planning application SCC/0045/23SE

Dear Sirs, I have read a lot about this application in recent months and being a part owner of the land to the SW of the site . Title no.CB434024 which comprises of the majority of the A1307 road frontage of this proposed development. I/ we have not been consulted or asked to comment as a neighbour by the planning authority. In the Arboricultural report it uses the phrase sacrosanct and states a guarantee that nothing would change this for the duration of the working life of this development. I /we have not been asked to provide this, and neither the applicant or the landowner of the development can offer this. I also remain to be convinced that an increased flood level of 30mm upstream of the proposed access roadway would be deemed acceptable to those land owners immediately upstream, as it would effect run off from land drains , allowing further arable land to flood upstream. I also note that Cambridgeshire highways and Suffolk Wildlife Trust have requested further information before commenting . West Suffolk as a whole does not charge a CIL on development and I see little benefit for the local community from a development that is , at best, questionable.
