The applicant will be storing 68 tonnes of hazardous gas on site which is in a flood zone 3. They will require a Hazardous Substance Consent which places the flood vulnerability into the "highly vulnerable" category.
The NPPF states that such developments are not permitted in sites that are a flood zone 3 which this is. As a result permission should be refused.
